Home Sales Soar at Shadow Creek Ranch

PEARLAND, TEXAS (July 8, 2004) "Houston is experiencing all time record home sales, but Pearland'sShadow Creek Ranch may be outperforming them all. With over 940 sales in their first two years, Shadow Creek Ranch is the fastest selling new master-planned community in Houston'shistory. Already, over 600 families call Shadow Creek Ranch home.

The large majority of Houston area master plan communities have driving times in excess of 45 minutes to downtown and the major employment and commercial districts. "Our location has attracted Houston'stop builders,"said Carlo Ferreira, of Shadow Creek Ranch Development Company. "We now have a full range of homes from the $130s to over $1 million."

Shadow Creek Ranch's close proximity to the central business district, the Texas Medical Center, The Galleria and Houston'sHobby Airport, along with the continued growth along the Highway 288 corridor, continue to increase consumer demand and boost home sales in the area. The builders currently offering homes for sale at Shadow Creek Ranch include Ashton Woods Homes, Coventry Homes, D.R. Horton Homes, Emerald Homes, Gehan Homes, Hammonds Homes, Legacy Homes, Newmark Homes, Perry Homes, Plantation Homes, River Oaks Homes, Westport Homes and Wilshire Homes.

Over the course of 2004, Shadow Creek Ranch will experience continued growth and development as new homebuilders are introduced, school sites and parks are developed, retail shopping centers are erected and civic and industrial developments are unveiled.

Nearly 300 acres of lakes flow through the community. Perfectly positioned, these lakes offer scenic views from almost every vantage point within Shadow Creek Ranch. Shadow Creek Ranch is served by the exemplary Alvin Independent School District, Last summer, AISD broke ground on the first elementary school within the community of Shadow Creek Ranch's Burks Marek Elementary. The 12-acre school site fronts Kirby Drive just south of Shadow Creek Parkway. The school is scheduled to open for fall session in 2004.
