About the Developer

Shadow Creek Ranch Development Company's main focus is to bring creative and fresh ideas on master plan community development to the Houston area. Their first project in this area, Shadow Creek Ranch is a 3,500-acre major master plan community 15 minutes south of Houston's downtown, cultural and entertainment district. By creating commercial, industrial and retail centers within the community, an estimated 5,000 jobs will be created and encourage residents to live and work at home. Shadow Creek Ranch is conveniently located in the City of Pearland, Texas and is a short commute to downtown Houston as well as the Texas Medical Center and The Galleria Shopping Center.

Shadow Creek Ranch will contain a wide variety of indoor and outdoor recreational facilities in an extensively landscaped environment. Future developments will likely feature a regional shopping mall, seven schools, a hospital, and a fire/police annex. Additional recreational facilities will include 300 acres of recreational lakes, swimming pools, fitness and sports facilities.

The Company's management has over 40 years of combined development experience and the capability to supervise all phases of community development. Specific experience in the development of master plan communities nationwide distinguishes Shadow Creek Ranch Development Company from other companies in the housing industry and positions the Company to be opportunistic in the selection of projects and markets.

The Company manages its business efficiently by utilizing professionals and personnel in the local markets and by maintaining a small organization to plan and direct operations. The Company's management team is highly motivated to become one of the nation's preeminent, profitable developers of master plan communities.



Gary W. Cook is a Co-Principal of Shadow Creek Ranch Development Company and serves as President of Gary Cook Corporation and G.W. Cook Development, Inc., a land development company. Currently, Mr. Cook and his partner, Carlo Ferreira are together developing Shadow Creek Ranch, a major master plan community just south of downtown Houston in the City of Pearland,Texas.

Mr. Cook is a nationally recognized leader in the planning and development of planned communities. Over the past 26-years in the development industry, Mr. Cook has been responsible for the development of 11 planned communities including the 610-acre community of Rancho Las Brisas in Riverside County, California and the 2,200-acre Talega Valley Project in Orange County, California. These 11 communities encompass more than 23,000 homes, 350 acres of commercial development and more than 150 acres of industrial uses.


Carlo G. Ferreira is a Co-Principal of Shadow Creek Ranch Development Company and founder of CGF Development, a real estate development and consulting company based in Las Vegas, Nevada, his long time home.

With over 20 years experience in the real estate development industry, Mr. Ferreira has successfully planned, entitled, designed and constructed residential and business communities. Since 1982, he has associated with a well-known Las Vegas real estate development team, Collins Brothers, to oversee several developments including Warm Springs Crossing, a business park and Arroyo Mesa, a residential community, both located in Las Vegas.

Additionally, Mr. Ferreira has overseen the planning and development of several other projects throughout his career including Royal Crest Condos, a 330-unit condominium conversion; Kanaka Rapids Ranch, a 600-acre residential estate community nestled along a mile and half of the Snake River in southern Idaho. In 1987, Mr. Ferreira assembled and entitled 42 separate parcels of land to create a 400-acre rail-served business park, this assemblage became the Shadow Creek Golf Course and Lone Mountain Mesa Business Park in North Las Vegas.
